How it Works
Offering Part Exchange to your buyers using ARC’s scheme is very simple. There are no tie-ins, contracts or agreements to sign, there is no cost involved to offer the service and no obligation to provide us with a minimum number of properties. You are free to use our scheme as little or as often as required.
Each Park owner and Park Home manufacturer prefers to operate the scheme in different ways. Some prefer to co-ordinate and manage the process on behalf of their customers whilst others are happy for their customer to deal direct with us. Our Part Exchange Scheme can be tailored to suit your exact needs, whether you wish to brand it as your own scheme or advertise it as a stand alone service available to assist your customers.
Typically the process works as follows:
Step 1
You send us a Part Exchange enquiry form with details of your buyer’s property.
Step 2
We contact your buyer to arrange a free home visit
Step 3
We visit the property to discuss the process and explain the benefits of Part Exchange to your customer.
Step 4
We then arrange for two local estate agents to value the property.
Step 5
Once the figures have been received we make an offer for the property of up to 85% of the valuation, subject to survey.
Step 6
The offer is given to you so you can put together a bespoke package that will best suit your customer’s requirements to enable them to proceed. Doing it this way has the advantage of allowing you to add any incentives or discounts you are able to, in order to present the value of the offer in the best possible light.
Step 7
ARC’s offer is valid for a period of 7 days.
Step 8
If the offer is accepted a survey is carried out in order to confirm the offer.
Step 9
Once this is done, solicitors are instructed and we proceed to purchase the property.
Step 10
At this point the new Park Home can be put into production with the peace of mind that the sale of the customer’s home is safe and secure. We proceed to exchange of contracts as soon as possible however completion can be co-ordinated to tie in for when the new home is delivered to site and ready for occupation.
Alternatively, if you would prefer your customer to deal direct with ARC we will proceed as above but make the offer and negotiate direct with your buyer. Once they have a confirmed offer from us, they can contact you again to begin negotiations, safe in the knowledge that they have a secure sale on their existing property.
If the new home being sold is a stock unit or show home already on site we can proceed quickly to complete the transaction as soon as possible.
The same can apply if the home is being built to the customers own specification and they are prepared to move into temporary accommodation until the new home is ready.
